Joineries:
Doors, Windows , Ventilators
Main Entrance door shall be provided with first class Solid Teak Wood, frames and single leaf flush door with veneer finish as per builder’s choice, Godrej/ Equivalent lock, viewing lens, brass hinges, approved brass handles, tower bolts and necessary door stoppers – with PU polish.
Bedroom doors shall be of single leaf flush shutter with veneer finish fixed to second class solid teak wood frames – with pu polish.
Bathroom doors shall be of single leaf flush shutters with laminated/ chemical painted flush doors fixed to second class solid teakwood frames.
Window frames and shutters shall be with upvc/ Aluminium anodized Glazed shutters and half safety grills.
Ventilators shall be provided with upvc/ Aluminium anodized top hung.
Flooring:
Living/ Dining/ Bedrooms
Living, Dining and bedrooms floorings shall be provided with 800mm*800mm vitrified tiles of standard brands laid over cement sand mortar bed (as per builder choice).
Master bedroom to have laminated wooden flooring.
Kitchen:
Flooring,Platform,Sink
Kitchen floorings shall be provided with 600*600 mm Anti skid vitrified tiles of standard brand laid over cement sand mortar bed (as per builder choice)
Dado upto 2’0” height above the platform laid over cement sand mortar bed or tile adhesive.
Kitchen single bowl sink shall be provided with drain board.
Chimney outlet pipeline will be provided.
Separate pipelines to sink shall be provided for bore water and sump water.
Toilets:
Flooring, Walls
Anti-skid vitrified tiles flooring laid over cement sand mortar bed, (as per builder choice)
Vitrified tile dado for about full height from the floor platform laid over cement sand mortar bed or tile adhesive (as per builder choice).
Suitable openings for exhaust fans shall be provided.
Water proofing to all toilets will use Cera/ Fosroc/ equivalent chemical.
Sanitary Wares:
EWC, Wash basin
Wall mount EWC shall be provided with one no. of kohler/ equivalent, white coloured closet with cistern and a washbasin for master bed room toilets.
Wall mount EWC shall be provided with one no. kohler/ Equivalent, white coloured, closet with cistern for common toilets.
Washbasins shall be provided with kohler/ equivalent brand in dining.
All CP fittings shall be from kohler/ equivalent.
Plumbing:
Sump. OHT, Bathrooms, Kitchensink
One underground sump for metrowater.
One terrace overhead tank with one divider for bore & metro water.
A Tap in the kitchen for Metro/ Panchayat water supply from over head tank.
2 in 1 wall mixer tap connections shall be provided in bathroom with hygiene faucet with overhead shower & Hot & Cold water provision.
All internal plumbing water lines CPVC pipes and for external plumbing water lines PVC pipes are used.
All Plumbing fittings shall be provided with kohler or equivalent brand.
Painting:
Internal, external doors, Windows & Grills
All internal wall & ceiling shall be applied with cement based putty 2 coats to have smooth surface and finally finished with one coat of acrylic primer and 2 coats of premium Emulsion Asian paint, 5 coat painting system.
The external walls of the apartment/ building shall be initially applied with 1 coat of white cement and finally finished with 2 coats of weather proof Exterior Emulsion, 3 coat painting system over textured paint.
All doors with PU Polish.
M.S. Grills with two coats of enamel paint.
Compound wall & Common Area:
Gates, Ramp & Parking Area
Compound wall be provided along the boundaries of the premises (only when the premises is open from the other side), with M.S Gate with HPL Cladding as per design & drawings.
Paver block on driveway/ Pavit tile for car parking.
Gym to have rubber flooring or equivalent.
Elevators:
One no. elevator of max 6 passenger capacity shall be provided, make shall be Johnson/ Kone/ OTIS equivalent.
Electrical:
3 Phase electrical supply connection with manual phase change over facility.
